Terms of Service

K-Rent Safety provides property analysis reports for Korean rental homes, designed for foreigners. We offer two services:

To use either service, you enter the property address, choose the rent type, upload the register PDF (등기부등본) you downloaded from the Internet Registry Office (iros.go.kr), and enter your email. Reports are in English and include a safety score (0-100).

Supported property types: apartments (아파트), multi-family housing (연립/다세대), detached/multi-unit housing (단독/다가구), and officetels (오피스텔) across South Korea.

전세안전연구소는 외국인을 위한 한국 임대 주택 분석 리포트를 제공하는 서비스입니다. 전세 체크와 월세 체크 두 가지 서비스를 제공합니다. 주소를 입력하고 임대 유형을 선택한 뒤, 인터넷등기소(iros.go.kr)에서 발급받은 등기부등본 PDF를 업로드하고 이메일을 입력하면 안전도 점수(0-100)를 포함한 영문 리포트를 제공합니다. 지원 건물 유형: 아파트, 연립/다세대, 단독/다가구, 오피스텔 (전국 지원).

• No fees: Jeonse Check and Wolse Check are provided free of charge.
• Fair use: To keep the service free for everyone, we may limit the number of reports per person or per day.
• Future changes: If we ever introduce paid features, we will announce them on this page in advance. Reports created before then remain free.

전세 체크와 월세 체크는 무료로 제공되며, 결제 정보를 요청하지 않습니다. 모든 이용자가 무료로 이용할 수 있도록 1인당 또는 1일 리포트 수를 제한할 수 있습니다. 향후 유료 기능을 도입하는 경우 이 페이지를 통해 사전에 안내하며, 그 이전에 생성된 리포트는 계속 무료로 제공됩니다.

• Upload only the register PDF for a property you are considering renting.
• You are responsible for the accuracy of the address, unit number, deposit, and rent you enter. Results depend on them.
• Do not use automated tools to request reports in bulk, or use the service in a way that disrupts it for others.

임대를 검토 중인 부동산의 등기부등본 PDF만 업로드해 주세요. 입력한 주소, 동/호수, 보증금, 월세의 정확성은 이용자의 책임이며, 분석 결과는 입력 내용에 따라 달라집니다. 자동화 도구를 이용한 대량 요청 등 다른 이용자의 서비스 이용을 방해하는 행위를 금지합니다.

4.1 What we collect

• The property address, unit number, rent type, deposit, and monthly rent you enter
• The register PDF you upload, which includes the owner's name and the property's registered loans and rights
• Your email address

4.2 How we use it

We use this information to produce your report and to contact you about it. Uploaded PDFs are stored in private storage that is not publicly accessible.

4.3 Service providers

To run the service, we use the following providers, which process data on our behalf:

• Google Cloud (reading text from the uploaded PDF)
• Anthropic (extracting register details from that text)
• Supabase (database and file storage)
• Vercel (website hosting)

4.4 Retention and deletion

We keep reports and uploaded PDFs for up to 1 year after they are created, then delete them. You can ask us to delete your report, uploaded PDF, and email at any time by contacting us (see section 7).

수집 항목: 입력한 주소, 동/호수, 임대 유형, 보증금, 월세, 업로드한 등기부등본 PDF(소유자 성명 및 등기된 권리·채무 정보 포함), 이메일 주소. 이용 목적: 리포트 작성 및 리포트 관련 연락. 업로드한 PDF는 외부에 공개되지 않는 비공개 저장소에 보관됩니다. 서비스 운영을 위해 Google Cloud(PDF 텍스트 인식), Anthropic(등기 내용 추출), Supabase(데이터베이스 및 파일 저장), Vercel(웹사이트 호스팅)에 처리를 위탁합니다. 리포트와 업로드한 PDF는 생성일로부터 최대 1년간 보관한 후 삭제하며, 언제든지 연락처(7항)로 요청하시면 리포트, PDF, 이메일을 삭제해 드립니다.

• Analysis usually takes about 2 minutes after you submit the form.
• Your report opens in your browser at its own web address. You can print it or save it as a PDF from the report page.
• Anyone with the report's web address can view it, so share the link only with people you trust.

분석은 신청 후 보통 약 2분 내에 완료됩니다. 리포트는 고유한 웹 주소로 브라우저에서 열리며, 리포트 페이지에서 인쇄하거나 PDF로 저장할 수 있습니다. 리포트 주소를 아는 사람은 누구나 리포트를 볼 수 있으므로, 신뢰할 수 있는 사람에게만 공유해 주세요.

• Our analysis is based on the register you upload, public data, and automated risk assessment
• We cannot guarantee the accuracy or completeness of government-provided data
• Some buildings have few recent transactions; in that case some checks, such as loan-to-value, cannot be performed and the report says so
• The register reflects the property only as of the date it was issued. Check it again on the day you sign the contract
• This service does not replace professional legal or real estate consultation
• Users are responsible for verifying critical information independently
• We are not liable for any decisions made based on our reports

본 서비스는 정보 제공 목적이며 법률, 금융, 투자 자문이 아닙니다. 업로드한 등기부등본, 공공 데이터 및 자동화된 위험 평가를 기반으로 분석하며, 정부 제공 데이터의 정확성이나 완전성을 보장할 수 없습니다. 최근 거래가 적은 건물은 LTV 등 일부 항목을 분석할 수 없으며, 이 경우 리포트에 표시됩니다. 등기부등본은 발급일 기준 정보이므로 계약 당일 다시 확인하시기 바랍니다. 전문적인 법률 또는 부동산 상담을 대체하지 않으며, 리포트를 근거로 한 결정에 대해 책임지지 않습니다.
